There are a few popular and common options when it comes to commercial or flat roofing. The most common is “TPO”, or “Thermoplastic Polyolefin”. This is a single-layer membrane that is the most cost-effective. However, when something is more “cost-effective” is typically means it doesn’t last as long. and this is exactly the case with TPO roofing. But this is a durable, long-lasting flat roof membrane option.
Other popular options include; EPDM, or “Ethylene Propylene Diene Monomer”, which is a type of synthetic rubber commonly used outdoors for roofing, window, and door seals. EPDM Membrane creates an airtight and weathertight seal and can be used for a wide variety of applications. EPDM has been around for many years and is most common in old buildings that still have the original roofing membrane intact. This is a labor-intensive multi-layer installation process, and is the most expensive option, but lasts the longest time.
Lastly, there is PVC, or “Polyvinyl Chloride” (PVC) single-ply are among the most popular commercial roofing products available today. They’re remarkably durable and highly resistant to some of the toughest flat-roof aggressors like fire, chemicals, and hurricane-level winds. This system is very durable, but somewhat labor-intensive as well. The cost for this type of roofing is in between TPO, and the EPDM option.
If your current roofing system has not lived its full life just yet, you may be able to do a rubberized silicone coating to add many more years of life to your flat roof! This is based on the level of wear on your roof, and if it is still deemed repairable. Adding this highly protective coating at least every 10 years, is highly recommened!
